Our goal is to create a comfortable, well-maintained living environment for all residents while preserving the quality of the property for years to come. To accomplish this, we take a thoughtful and holistic approach when reviewing rental applications.
During the application process, we evaluate several factors including income, financial stability, prior rental history, criminal background screening where permitted by law, and overall responsibility in maintaining a home. An adverse history in any one category does not necessarily result in automatic denial, as applications are reviewed holistically based on the overall strength of the applicant. Our goal is to ensure a good fit for both the resident and the property, helping create an atmosphere of security, respect, and peace of mind for everyone in the community.
As part of our standard verification process, approved applicants may be asked to participate in a brief verification step confirming current living conditions. This may be completed through a short video call or a brief in-person visit, and helps us confirm that the property will be cared for appropriately during the tenancy. For applicants whose credit profile may not fully meet our standard criteria, but would otherwise still qualify, we offer a program called LeaseGuarantee. This program allows residents to purchase an annual prepaid protection plan that helps cover potential damages during the lease term, allowing qualified applicants additional flexibility while still protecting the property.
In general, the ideal applicant will demonstrate verifiable household income of approximately 2.5 times the monthly rent, along with a history of responsible financial and rental behavior.
For the comfort and safety of all residents, smoking is not permitted inside or outside of the property. Pets may be considered with prior approval and an applicable pet deposit.
All applications are reviewed using consistent screening standards designed to promote fairness, transparency, and responsible tenancy. Meeting general criteria does not guarantee approval, as final decisions are based on the overall evaluation of the completed application and supporting documentation.
